Albuquerque's Northeast Heights neighborhoods, clustered along the foothills of the majestic Sandia Mountains, are home to many of the area's most exclusive residential areas, as well as many of the most desirable public and private schools. Glenwood Hills
Glenwood Hills, in Northeast Albuquerque

Glenwood Hills lies high up in the foothills of the Sandia Mountains, east of Tramway and just north and south of Montgomery. Usually boasting stunning views of both mountains and city lights, the executive homes in Glenwood Hills range in price from a low in the $150,000 range for some of the smaller townhomes, to highs well over $300,000 for many of the larger homes over 3000 square feet. Some of the original Glenwood Hills homes are now up to 40 hears old, and few homes in the areas are under 15 years old. Easy access from this established Northease Heights neighborhood to both I-25 and I-40 is afforded by Tramway.

Sandia Heights
Sandia Heights, in Albuquerque

Sandia Heights boasts some of the largest lots in the Albuquerque area, with many home sites reaching an acre or more in size. Restrictive covenants requiring earth tone exteriors and only natural vegetation visible from the street foster a very "Southwestern" flavor in this neighborhood. Resting at the base of the Sandia foothills, near the Elena Gallegos picnic area and the Sandia Peak Tramway, Sandia Heights homes offer truly stunning views of sunsets, city lights, and the massive mountain peaks immediately to the east, plus easy access to wonderful hiking and riding on the adjacent National Forest lands. Homes in Sandia Heights are luxurious, and may cost well over half a million dollars, and be over 5000 square feet in size. The smaller patio homes under 2000 square feet, on much smaller lots, typically list in the $175,000 to $200,000 range.

North Albuquerque Acres
North Albuquerque Acres, in the Far Northeast Heights

North Albuquerque Acres bears the distinction of being the only neighborhood in the Northeast Heights where homeowners may keep horses. With lot sizes typically just under an acre, a number of residents take advantage of this option to build nice horse facilities and keep a horse or two on their own property. Located on the northernmost fringe of Albuquerque, just west of Sandia Heights, North Albuquerque Acres appeals not only to horsemen, but also to buyers appreciating elegant residences on large open lots, but with fewer covenant restrictions on style of home and landscaping than Sandia Heights offers. It is rare to find one of the elegant homes in this area offered for under $300,000, and some of the larger homes may list for $750,000 or more.

Primrose Pointe
Primrose Pointe Subdivision

Located just off Paseo and Lowell, east of Eubank, Primrose Pointe is a northeast subdivision of newer, custom homes in the 3000 to 4500 square foot range. Unlike North Albuquerque Acres and Sandia Heights, lots in Primrose Pointe are smaller, often with easier-care landscaping. There is still new construction going on in Primrose Pointe, and few homes are older than 7 or 8 years old. Buyers in Primrose Pointe may expect to pay from $300,000 to the upper $500,000's for these elegant custom residences.

Holiday Park and New Holiday Park
Holiday Park and New Holiday Park

Holiday Park and New Holiday Park are subdivisions built by popular builders Brown and Rutledge, mostly during the late '60's and the 70's. Many have had extensive updating, and the traditional brick look of these homes remains popular. Both subdivisions are located east of Juan Tabo, and Holiday Park is just south of Comanche, while New Holiday Park is just north of Montgomery. Bearing street names like "Bahama," "Montreal," and other popular destinations, Holiday Park's 1500 to 2200 square foot homes have highly popular with buyers in the $120,000 to $160,000 price range.

High Desert
High Desert Subdivision

High Desert, located in the Sandia Foothills just south of Sandia Heights, is among the newest of Albuquerque's exclusive residential areas. The least expensive, 1300 square foot patio homes tend to start in the $175,000 range, and the largest custom homes of well over 5000 square feet may list for well over one million dollars. This is a very new area, with a great deal of new construction still going in, and none of the existing homes is more than about 5 years old. Lots are varied, from small pieces designed for patio homes to lots of over an acre, and most have wonderful views of mountains, city lights, and sunsets.

Tanoan
Tanoan Country Club Area

Tanoan is a luxurious, gated community ranged about the Tanoan Country Club, in Albuquerque's Northeast Heights. Security-conscious high-end buyers love the gated entrances with guards to ensure safety and privacy, as well as the availability of golf-course lots that may permit owners to live right on the 2nd tee. Tanoan boasts elegant and impressive custom homes ranging in price from the $200,000's to well over $1,000,000. Lots are usually fairly small, but may be lushly landscaped.

Heritage East
Heritage East Subdivision

Heritage East, located just east of Ventura, off San Francisco, in the far Northeast Heights, is an area of executive homes 10 to 20 years old. Two-story homes of pueblo or Scottsdale styling are common, and many feature such amenities as generous master suites, separate shower and tub in master bath, and cathedral ceilings. Homes are usually listed in the $200,000 to $300,000 range, and are commonly in the 2000 to 3000 square foot size range.

Heritage Hills
Heritage Hills

Heritage Hills, located just east of Wyoming off San Francisco, in the far northeast heights, is a moderately priced residential neighborhood of homes fifteen to twenty-five years old. Several popular builders, such as Wood Brothers, Award, and Bellamah are represented in the neighborhood, with homes in the 1400 to 2200 square foot range. It is rare to find a home here listed below $130,000, or over $180,000. Proximity to highly regarded public and private schools, along with affordable prices, keep this a popular neighborhood.

Rebonito
Rebonito, in the Foothills

Rebonito is located in the foothills east of Tramway, just off Indian School Road. Most homes in this area are 10 to 20 years old, although a few newer homes are occasionally available. The smallest homes in Rebonito are a little less than 2000 square feet, and prices for these homes start a bit under $200,000. Many of Rebonito's larger homes are over 3000 square feet, and list well up into the $300,000's

Quintessence
Quintessence

Quintessence is a new subdivision located off Eubank, north of Academy. New models and build-to-suit options are available from such builders as Mock Homes, Haciendas by the Carlisles, Stillbrooke, Mesa Vista homes, and more. Occasionally, resale homes of only a couple of years old are on the market. Prices start a bit under $200,000 for the smallest models, under 2000 square feet, and go up into the mid $300,000's for many of the larger homes.

Tierra Monte

Tierra Monte is located in the northernmost section of the Sandia foothills, north of Sandia Heights. Homes are of varying ages and styles, and usually on large lots of an acre or two. Prices range from a low around $300,000 to the $600,000's and above.
